Oxford Development breaks ground on Hot Metal Flats apartment complex

Oxford Development Company and its partners recently broke ground on the 117-unit Hot Metal Flats apartment complex in the South Side works development in the City of Pittsburgh. Hot Metal Flats will provide residents with the city’s premier bicycle friendly facilities and provide amenities to encourage active and sustainable living.

“Hot Metal Flats tells the story of the next Pittsburgh — it builds upon our past while looking to the future. From its green building standards to its integration with the city’s trail systems, it is another example of why we are taking our place on the world stage,” Mayor William Peduto said.

Designed to LEED® Silver standards, Hot Metal Flats will provide amenities beneficial to sustainable living and active lifestyles.

“Our philosophy with multifamily projects is to create communities with their own individual identities,” said Steve Guy, President and CEO, Oxford Development Company. “With 68 individual bike storage stations, a bike repair shop, a bike cleaning area and direct access to the River Trail, Hot Metal Flats is one of the most commuter friendly developments in the city.”

Encouraging active living, the residence welcomes pets and features a mudroom with pet wash stations and outdoor green space. Additional amenities include a professional grade fitness center, oversized gathering places including a private lounge and bar area and an outdoor lounge with sundeck and grills – heated for year-round use.

Hot Metal Flats will provide studio, 1-bedroom, and 2-bedroom urban style apartments ranging from 550 square feet up to 1,280 square feet.

Interior features include 9-foot ceilings, walk-in closets, granite countertops, and hard surface flooring. All units feature views of the city, river, and/or South Side Slopes. Balconies or Juliette balconies are available, unit depending. An integral parking level with over 90 spaces provides parking protected from the elements as well as enhanced building security.

Features such as EV charging stations, car sharing, exterior lighting displays and public art are also part of creating vibrancy . Restaurants, retail venues, a movie theater, grocery store, and other service providers, as well as two hotels (HYATT house and Springhill Suites) are within walking distance. Oxford currently has over $90 million dollars in new housing development within the City of Pittsburgh underway or in planning through 2016. Working alongside Mayor Peduto and his new City housing initiative, Oxford has plans for additional new rental units in the Strip District, and in Homewood, senior housing is nearing completion. Plans for additional rental units adjacent to that project will follow in the next year.

Hot Metal Flats was designed by WTW Architects with PJ Dick as general contractor. Leasing inquiries should be directed to Walnut Capital at 888.862.8173 or at hotmetalapartments.com. Pre-leasing will begin in January 2015, with occupancy anticipated during May 2015.

“We’ve discovered that there’s three key ingredients needed to ensure long-term success of residential properties – great location, great amenities and last but not least, top-of-the-line customer service. We thank Oxford for choosing us to help deliver another great project for Pittsburgh,” said Todd Reidbord, Walnut Capital Partner.
